The table below describes the fields in the Assessed Owner Tab for Tax Master Maintenance.
Notes:
New Accounts: When the Post Tax Bills program first creates a new Tax Account, the assessed ownership information automatically matches the ownership information in the Assessing module, which you can directly display (but not update) at the Current Owner Tab.
Assessed Owner vs. Current Owner: Under certain circumstances, the Assessed Owner information can vary from the Current Owner information. The Assessed Owner Tab displays the ownership information that was frozen when the Tax Account was created. The Current Owner Tab displays the up-to-date ownership information directly from the Assessing module.
Property Ownership Change:
If a property is sold, the property in the Assessing module is updated with the new owner name. When that happens, the owner on the Tax Master Maintenance Current Owner Tab displays the new owner, but the Assessed Owner Tab continues to display the old owner.
You can manually create a new Tax Account for the new owner. A common alternative is to wait until the next time the Post Tax Bills program runs. Because the assessor usually assigns a new Tax Account Number to the property within the Assessing module when ownership changes, the Post Tax Bills program automatically creates the new account in the Tax Billing module. Then the Current Owner and Assessed Owner match up again for the new account.
Because of ownership changes, it is possible to have more than one Tax Account Number that references a specific Property ID.
Where-Used: Tax Billing uses the assessed ownership field values for the mailing address on tax bills, 30-day letters, lien labels, lien notices, and foreclosure notices.
